But what if you want to list your home, just for fun, but don’t want it to sell, then what?   If you want to make sure that your home doesn’t sell, here are some valuable tips I have learned from owners of <a href="http://www.loganhomes.info" target="_blank">Logan Homes</a> that just never seem to sell.<br />
<br />
   1. Make it difficult to show your home-- If nobody can see your home, then there is no way anybody will ever buy it. The first step to accomplish this is by not hiring a real estate agent, but just sell it by your self. Then, never answer the phone when people call for more information. If you never answer, they will never make an appointment, and with no appointment, there will be no showings, and no selling.<br />
   2. Make Your Home the Most Expensive -- Almost everyone goes online to search homes for sale. This applies whether you're looking for <a href="http://saltlakeutahrealestate.com" target="_blank">Salt Lake Utah Real Estate</a>, or <a href="http://kennesawgeorgiahomes.com" target="_blank">homes for sale in Kennesaw Georgia</a>. Your home should be much more expensive than other homes that are of similar size and age.<br />
   3. Don't have Photos - Buyers love looking at pictures of their imaginable future home. They want to see as much of the house as possible online, to give them an idea of if they should even bother arranging a showing. By not having pictures, buyers will most likely completely ignore your house.<br />
   4. Smell Can Be Very Powerful -- Very few things can turn a Colorado Home buyer off more quickly than a foul odor. The toxic smells created by cats who don't use litter boxes are powerful enough to scare away most would be buyers. If the smell is apalling enough, lookers will turn away as soon as they open the front door.<br />
   5. Keep Your Home Cluttered and Messy – If your home has a smashing floor plan, you can totally detract from this by having stuff, especially garbage, everywhere. Clutter will detract from any positive selling point your home has. Potential buyers will be so distracted by all of your stuff, they will completely ignore the positive features. Baffle these potential buyers minds as they ponder how anyone could live in such filth.<br />
   6. Prominently Feature Broken Things - Home shoopers generally want to be able to externalise themselves living in the home, broken things make a great distraction from positive visualizations. As buyers see obvious defects caused by negected maintence, they are able to reason that many unseen items have also experienced serious neglect. One way to help detract this is to make sure there are plenty of broken items buyers will notice while viewing your home. Common broken items include, windows, toilets, faucets, holes in walls, soiled carpet, and non functioning doors.<br />
   7. Have Bad Curb Appeal -- Creating a bad first impression can make a huge difference in ensuring that your home won't sell. The best way to give a bad first impression is with poor curb appeal. Don't mow, trim, or edge your lawn, but do consider including attractive dandelions. Let weeds overtake all planters and garden areas, and don't have any flowers. Make sure that the outside paint, doors, and trim look beat up. The stigma of loose paint chips on homes built before 1978 can transform opinions almost miraculously.  If you really want to ice up the bad first impression, make sure your doorbell doesn’t work and the front door is very difficult to open.<br />

Seeking a wooden home with high wood ceilings designed for maximum heat and cold efficiency, not too big, easy to access with views or tucked away in nature, preferably on a hill. I love to garden and as a writer and scholar, an external cottage could serve this purpose.  I would in time, like to convert the inside into an Asian home.  Looking to buy in Belvedere, Mill Valley, Sausalito, Tiburon, Larkspur and even Novato.<br />
I would like 2-3 bedrooms, an enclosed garage attached to the house but if not, then it is not.  I am very handy.  I don't want a fixer upper but I do want to pay a great price.  Thank you all,<br />

I and Howard are retired, David will be seeking a career (job) position in the Human Resources Administrative field. Hopefully we will find ourselves within the McKinney, Texas area. We moved to West Virginia from the San Antonio, Texas  Area (Universal City), three years ago. David and I are native Texan's. We all three lived in Texas for many years prior to moving to our current residence here in Grafton, WV. We have listed  our commercial properties as well as our home site residence here for sale and looking toward purchasing  a nice home, residence in Texas. <br />
Our anticipated basic &quot;want list&quot;  in a house  for our home is:<br />
3,000+ sq ft (minimum)<br />
1-story (preferably)<br />
2-3 car garage<br />
3+ bedrooms<br />
3 full bathrooms<br />
Game/Media room (possibly)<br />
Large kitchen (granite counters, tiled floor)<br />
Large living room<br />
Washer/dryer room<br />
Garden space (hopefully)<br />
1/2 up to 3 acres of land (not actually required)<br />
away from close houses (hopefully) <br />
storage building (hopefully)<br />
New structure not a requirement but in very good condition.<br />
If in the McKinney area, preferably west of town on US 380. Even North or south off of YS380 West.<br />
Farm/Ranch house would also be great (little or no extra land)<br />
<br />
Other parts of Texas, such as the Austin or back near San Antonio is not out of the question. All depends on David's new job which is not as yet firm as to the location.<br />
<br />
Any help, anyone might have or any suggestions would be greatly appreciated.<br />
As an added note: I also know the McKinney area. David knows somewhat of it too. McKinney is actually my home town. I was born there. <br />

Im in the process of trying to relocate to Springfield, Virginia in the 2010 year.  Ive never lived anywhere outside of Tennessee.  This is the biggest and most drastic decision that Ive made in my life.  My family lives and resides in Tennessee, so, when I move I will know absolutely NO OnE.  The cost of living in Virginia, DC and Maryland are atrocious compared to the cost of living in Tennessee.  That's another big scare for me.  I have kids and money is scarce and tight.  When i move i would like to live in a decent neighborhood and when i visit would like to be looking into some places to call home within reason and budget.  Im also looking for schools for my kids to attend.  Any help or advice would be greatly appreciated!!!!</div>

It's amazing to see how Real Estate has changed in Fort Worth over the last 4 years. I remember visiting family back in 2005 in the Fort Worth area (White Settlemnt, N. Richland Hills) and construction was at a stand still. I recently revisited Fort Worth in December 08, and was shocked by all the new home construction going on now.<br />
<br />
One of our salespeople was talking to a Realtor of ours in Fort Worth (whom by the way sold 2 homes on our leads) and wanted to immediately renew their account with us. She was amazed at the quality of our leads and was very excited 2 people purchased homes.<br />
<br />
I've chatted with quite a lot of Realtors on ActiveRain over the last few months about DFW, and all of them were extremely optimistic about that place. And why not.... Fort Worth is taking off again. You better jump on board while it's hot!</div>

			<content:encoded><![CDATA[<div>The Durham Region Association of REALTORS® (DRAR) reported 378 transactions in the first half of April, down 17% from the 458 reported mid-month of April ‘08’.  Sales of single family homes in the Region rose to 694 in March ‘09’ up from the 507 reported in February ‘09’. Despite the economy, if transactions continue to grow at the same rate through to the end of April we will see the upward trend of sales continue in ‘09 and well into the spring market. <br />
<br />
The real interesting news is that even through we continue to hear of the doom and gloom in the news, the average selling price is actually up 1% ($273,480) from the $270,795 reported mid April ‘08. <br />
<br />
Based on these numbers, we are not projecting a drop in the average selling price of a single family home this spring; which is good news for sellers. Favourable interest rates have gotten buyers off the sidelines and into the market, making April a positive month for both buyers and sellers alike.</div>
